What it does
One file, two firms
Both sides work from the same matter record. Searches, enquiries, the contract and the lender's requirements sit in one place, so nothing turns on whose inbox it landed in.
Correspondence that respects the rules
Each client talks only to their own solicitor. The two firms talk to each other. Buyer and seller are never connected, and nothing a client sends crosses to the other side until a fee-earner attaches it.
Client money you can account for
Money held on trust is shown as held on trust — segregated, reconciled against bank, cash book and ledger daily, with the completion statement built from the same ledger.
The compliance spine, not a checklist
Due diligence before the relationship opens. Risk scored with specifics rather than asserted. Sanctions rescreened while the matter is live. Identity through a certified provider, kept as an attestation.
Deadlines that actually bind
OS1 priority, the fourteen days for SDLT, the CHAPS cut-off on completion day. Tracked as dates the file cannot pass, not reminders someone can dismiss.
Certification stays with a person
The platform assembles the file and evidences the checks. Whether title is good, whether a search result is acceptable, and certification to the lender remain with an authorised fee-earner.
Who does what
Gathers the title, orders and files the searches, tracks enquiries, checks the lender’s requirements against the file, keeps the ledger, and holds the audit trail. It never gives advice and never signs anything.
An SRA-authorised firm is instructed, holds the client money, exercises every point of legal judgement, certifies title to the lender, and answers for the file. Conveyancing is carried out by that firm, not by this platform.
